Purpose

The Commercial Real Estate Manager is responsible for leading Avangrid Renewables' onshore commercial real estate team and real estate transactions for Avangrid's portfolio of wind, solar, storage, and thermal assets in development, construction, and commercial operations. The Manager will drive value-add initiatives and establish best practices for various real estate services within Land Management. Additional duties include oversight of project Phase I ESA studies, ALTA surveys, title insurance policies, landowner estoppels, construction handover, and real estate transactions including tax equity investments, joint ventures, and the purchase and sale of fee land.

Responsibilities

• Enhance Avangrid Renewables' enterprise commercial real estate services capabilities
• Advise Director of Land Management on priority development projects as they advance towards investment approval and construction
• Oversee title policy issuance and support the team's efforts in curative work and securing ALTA Surveys, As-Built surveys, and title commitments
• Oversee negotiation of encroachments, crossing agreements, and right- of- ways with landowners and utility companies
• Ensure the Company is working within its real estate rights and obligations of its land agreements
• Oversee Phase 1 Environmental Site Assessment process in coordination with Legal and Development by engaging Phase I ESA preparers, facilitating site visits and landowner interviews and modifying real estate agreements to avoid identified risks
• Identify roadblocks and implement strategies to improve efficiency and continuity across various stakeholder groups, including best practices for property mitigation, soil and rock handling, limiting the overrun in damage claims, and communicating lease requirements to Construction.
• Ensure smooth transition of real estate milestones from Dev-Const-Ops, including tracking the timing and parameters of construction work based on land lease milestones (installation of turbine pads, roads, transmission lines, etc.), and communicating with the LM Analyst to ensure timely and correct construction installation and operational payments.
• Oversee landowner relationships during Construction, and interface as appropriate with outside real estate counterparties and land managers to manage community relationships and adhere to closing schedules and project deliverables
• Establish streamlined process for resolving crop/property damage claims, including coordinating with Engineering/Construction on methods for assessing pre- existing conditions and construction impacts
• Identify areas for cost savings and potential revenue opportunities Balance the team's workload between various groups, such as Business Development, Construction/Engineering, and Commercial Operations
• Manage relationships, awards and work with third parties such as title insurance companies, land surveyors, brokers, land agents and landowners.
• Manage professional service agreements, award bids and monitor related expenses
• Oversight of fee land owned by Avangrid and its subsidiaries, including the purchase and sale of real property, full and partial real estate conveyances to utilities or otherwise, updating the fee land register, assessing risk on fee land, and informing applicable stakeholders when real estate is purchased and sold.

Skills and Requirements

• Strong project management skills to oversee various real estate milestones and critical project dates
• Self-starter with demonstrated performance leading initiatives and building consensus at all levels of a matrixed global organization.
• Ability to efficiently manage multiple, concurrent, time-sensitive projects and priorities.
• Demonstrated verbal and written communication and interpersonal skills, including the ability to develop positive relationships with landowners and to positively resolve property related disputes.
• Proficient use of Microsoft Office Suite and familiarity within GIS mapping software

• Bachelor's degree in Real Estate, Finance, Business or related field or a combination of education and experience
• Minimum 7 years managing others
• Minimum 10 years' experience in commercial real estate, land management, and brokerage services
• Extensive knowledge of real estate markets, title reporting, legal descriptions, maps, plats and surveys, commercial real estate principles, federal, state, and other agency permit requirements.
• Established team leader with effective interpersonal skills
